Required documents: Passport copy, UAE visa copy, Emirates ID (if available), salary certificate or employment contract, and 3 months bank statements. For companies: trade license, passport copies of authorized signatories, and company bank statements. We guide you through document preparation.

Ejari is Dubai’s official tenancy contract registration system managed by DLD. It legalizes your lease, protects tenant rights, enables DEWA connections, and is required for residence visa sponsorship. We handle Ejari registration for all our leases at no extra cost.

Standard security deposits are 5% of annual rent for unfurnished properties and 10% for furnished. This is refundable at lease end minus any damages beyond normal wear and tear. Some landlords also require a 5% agency fee paid by the tenant.

Early lease termination requires mutual agreement with the landlord. Standard penalty is 2 months’ rent or until a replacement tenant is found, whichever comes first. We help negotiate exit terms and find replacement tenants to minimize your costs. Always review exit clauses before signing.
